Lease
- Write and place appropriate ads in local newspapers and on the KWR web site
- Respond to phone calls and show the property, any day of the week as necessary
- Collect and screen applications to narrow down to best candidates
- Check references and narrow down to final prospect and complete a credit check as required
- Write the lease and any required disclosures (lead based paint, etc) and send to the owner for approval and signature
- Inspect the property and make suggestions about safety/liability problems
- Make sure the property is presentable at all times during the showing period and hire appropriate cleaning, gardening and maintenance services as required and approved by the owner
- Handle any utility bill items that are required during the showing period and/or between tenants
- Check tenants in and out of the property at the beginning and end of each lease,including an inspection of the property to determine if there are any damages or cleaning services that need to be charged to the tenant
Management Same as above plus,
- Collect rent monthly and deposit in my realty trust account. When that check clears, the bank issues a proceeds check to the owner or the owner’s bank
- Collect late fees if appropriate
- Maintain a minimum balance in the owner’s trust account (usually about $700) to have funds available for maintenance and repairs
- Take all phone calls from tenants about all issues/problems, confirm requirement for maintenance and call appropriate vendors. Confer with vendors to establish whether the required service was a normal requirement or possibly tenant caused. Bill tenant for charges as required. Visually “inspect” the property while on maintenance visits
- Prepare and send monthly statement to the owner
- Prepare and send annual statement to the owner along with the appropriate Form1099 tax document
